Why Some San Antonio Turf Installs Go Wavy After a Year
When turf fails here, the grass is rarely the problem. What’s underneath it usually is.
North of the escarpment, in Stone Oak, Shavano Park, Helotes and along the 1604 corridor, you often hit limestone or a caliche hardpan before you reach base depth. Caliche is close to natural concrete, which is why Hill Country homes don’t have basements. Those yards need rock removal, or a build-up approach when digging down isn’t practical.
South and east of downtown, and out toward Schertz, Cibolo and Seguin, the ground turns to deep Houston Black clay, among the most expansive soil in Texas. It swells with rain and shrinks hard in drought. Turf laid over untreated clay puddles after storms and goes lumpy once the ground moves. Those yards need deeper excavation, a heavier aggregate base, and grading that pushes water off the surface.
Then there’s the belt in between, where clay pockets sit over rock. That’s the trickiest ground in the city and the easiest to underestimate.

San Antonio spent more than two years under Stage 3 drought rules, from June 2024 until August 2026. Restrictions recently eased to Stage 2, and here’s the part a lot of people missed: the watering schedule didn’t change. You still get one day a week, still assigned by your address, still confined to the same narrow windows. What went away was the surcharge on high-use households.
That’s because the rules follow the Edwards Aquifer rather than the season. When levels drop, the stages come back. At Stage 4, landscape watering falls to once every other week.
